Unlike big property management companies, we're truly local and enjoy working hand-in-hand with our owners. Effective communication is important for both sides of our partnership.
We also don’t limit the number of nights you can use for your own vacations—and it’s easy to reserve your dates in your online owner account or by giving us a call. Your home will always be yours. And of course, we’ll send you monthly and year end rental revenue statements and GST reports. Payments to you are processed 15 days of the following month of which the revenue was generated.

GUEST CARE

Communicating with guests is time consuming but incredibly important for a successful vacation rental operation. We respond to all inquiries, reservations, check-in and check-out instructions, complaints and reviews — quickly and courteously.

We’re in this business because we genuinely care about our guests and want to show off the best of our (and your!) backyard. We offer a customized welcome book with your house rules, recommendations of things to do and places to eat, and other pertinent information about your property. We also offer guests with tailored concierge services.

PHOTOGRAPHY

Professional photos matter. A lot. Photos can really make or break your vacation rental business. If you already have photos - great, we’ll use those. If not, we work with professional photographers to show off the best of your home.

Travellers are 83% more likely to inquire about property listings that contain over 20 photos. Listings with professional photos earn 40% more on average.

RATE OPTIMIZATION

We have the tools and expertise to optimize rates to ensure you’re getting the best rate possible. Our dynamic pricing software that allows us to update your home’s pricing daily, adjusting based on seasonality, inquiry activity, comparable home prices, nearby hotels, actual reservations and even competitor’s homes. We don’t just stop there. We manually analyze rates weekly and set rules that make the most sense for your individual needs and desires.

CLEANING & MAINTENANCE

We provide professional cleaners and maintenance checks to before and after every guest to ensure your property remains in great shape. Clean linens are provided by us (included on a complimentary basis) and we also stock your property with all the necessary consumable amenities with a focus on local products so ensure guests have their vacation expectations surpassed. We’re available 24/7 for emergencies. Some small repairs can be done in-house, and we have established relationships with professional trades people for the rest if the need arises.

LICENSING & INSURANCE

Each municipality has different rules and regulations when it comes to vacation rentals. At SunSage, we know all the municipal and legal requirements to get your Airbnb up and running. We can help you get your license and in compliance with the city or RDOS bylaws.
When it comes to insurance, we carefully screen each guest who is staying in your home. Airbnb has a $1M Host Guarantee and VRBO/HomeAway have similar insurance policies at no additional cost, but we always suggest to add on to your own home insurance for liability coverage.
